Our property and project assessment services focus on providing clarity at the earliest stages of a project. We work with clients to assess opportunities, acquisitions and development options, combining financial analysis with technical due diligence to test feasibility and identify risk. This includes reviewing project cash flows, development assumptions and key constraints, as well as assessing site conditions, documentation, procurement strategies and contractual positions. 

Where required, we also support the review and negotiation of purchase contracts to ensure risks are understood and appropriately managed. Our role is to provide informed, independent advice that supports confident decision-making before a project proceeds to the next stage.

We translate early project objectives into clear design direction, tested for feasibility, cost and deliverability.

At the concept design and feasibility stage, EDM works closely with clients to establish a clear framework for the project and set it up for success. We manage the sourcing, appointment and administration of consultant teams, coordinating concept design development to align with project objectives, site constraints and budget parameters. 

Our role includes testing the feasibility of concept designs through financial and technical analysis, as well as overseeing master planning and project programming. We also prepare detailed design and project briefs to ensure consultants, authorities and stakeholders are aligned before progressing through approvals and detailed design.

We manage the approvals process to mitigate risk, maintain momentum and keep projects moving forward.

EDM provides end-to-end management of the approvals process, coordinating submissions across planning, development and construction stages. This includes the preparation and submission of Planning Proposals, Development Applications, complying development certificates and modification applications. 

We also manage applications to utilities and oversee construction certificate processes to ensure all statutory requirements are met. Throughout this stage, EDM acts as the central point of coordination between consultants, authorities and clients, proactively addressing issues and maintaining program certainty as projects move toward delivery.

We coordinate project marketing and financing strategies to support delivery certainty and commercial outcomes.

EDM works with clients and specialist advisers to align project marketing and financing strategies with broader development objectives. This includes overseeing the development and implementation of property marketing campaigns, coordinating sales contracts and managing the interface between sales teams, agents and the wider consultant group. 

Where required, EDM also assists with sourcing and coordinating project finance, ensuring funding structures align with program, delivery and risk considerations. Throughout this phase, EDM maintains a clear focus on integration, governance and control, supporting informed decision-making as projects progress toward construction and delivery.

We manage detailed design and procurement to ensure buildability efficiencies and protect buildability, cost certainty and program outcomes.

EDM coordinates the detailed design phase to ensure consultant outputs are coordinated, buildable and ready for procurement. This includes managing detailed design development for both design and construct and construct-only delivery models, and overseeing the preparation of tender documentation. EDM leads or supports tender processes, including assessment and negotiation of construction contracts, to achieve value, clarity and risk alignment. 

Construction programs are reviewed and monitored throughout this phase to ensure realistic sequencing and timeframes, setting projects up for controlled delivery once works commence.

We provide hands-on delivery and contract administration to protect outcomes through construction, handover and close-out.

EDM acts on behalf of clients during construction to administer contracts, manage performance and maintain clear oversight of cost, program and quality. This includes negotiating and awarding contracts, fulfilling Superintendent and Principal’s Representative roles, and providing structured program and cost reporting throughout delivery. 

EDM works closely with contractors and consultants to manage risk, resolve issues early and minimise defects. The service extends through commissioning, training plans and handover to ensure projects are completed as intended and transitioned smoothly into operation.
